[Steve] Hello and Welcome to this month’s perspectives. I’m Steve Kelso Managing Director Nelson 

[Wade] and I’m Wade Cornelius Managing Director Marlborough of New Zealand Sotheby’s International Realty.

[Steve] Today we are going to give you some insight of the Nelson Tasman and Marlborough regions, what it’s like to live here, and some local expert knowledge on the real estate market.

[Wade] The Marlborough region boasts the most sunshine hours in NZ. With around a month of extra sunshine. Marlborough boasts 20% of the NZ coastline in the Marlborough Sounds the warm water and great fishing makes this a gem in the crown of the region. Famous for its Sauvignon Blanc, The Marlborough wine region produces 70% of all NZ’s wine. Therefore, the region holds a wealth of lifestyle properties on diverse landscapes.

The residential market ranges from large suburban estate like properties to the low maintenance 2-bedroom properties designed for lock and leave retiree’s – attracted to the region for the climate. The Marlborough market is increasing by listings and sales. Deadline sales have increased in popularity as has sale conditional upon selling from out of region.

Here are a couple of our latest listings:

[Steve] And for the Nelson Tasman region, we enjoy some of the most scenic areas of New Zealand, home to beautiful beaches and multiple world-renowned national parks such as Abel Tasman, Kahurangi and Nelson Lakes National Park. Nelson City and it’s surrounds offer a relaxing vibe with a thriving art scene, local wineries, Australasia’s largest fishing port and booming horticulture, aquaculture and tourist industries.

Nelson’s latest REINZ stats for October 2023 shows a mixed market, at a turning point perhaps, and the sentiment is that both buyers and sellers continue to be optimistic about the near future.

The median house prices currently sit at $670,500 for Nelson, a slight MOM decline of 1.4%, and a median of $857,000 in Tasman, a nice healthy MOM increase of 5.8%.

Our newly listed properties of note are:

- 55 Shelbourne Street, Nelson Central – a beautifully refurbished villa at the top of this highly sought after Cathedral area, asking a very reasonably price of enquiries over $1.55m.

- 3256 Motueka Valley Highway: an incredibly private and well-appointed fishing and hunting lodge, or secluded home, nestled above the Motueka River, listed at $7.5m+GST if any, and this is attracting quite significant interest.

- The latest sold property of note is 36 Brabant Drive in gorgeous Ruby Bay, Tasman.  This is an exceptional residence overlooking the stunning Tasman Bay, achieving a $1.65m sale being $400k or 32% over its RV.
