I’m Steve Kelso, Managing Director of our Nelson Tasman office. Welcome to November’s Perspectives.

Across the country, the strength of New Zealand’s regions is clear to see, especially against the backdrop of a more subdued national picture.

In September, the national median price eased 1.5% year-on-year to $770,000, yet ten regions recorded increases, with the South Island among the strongest performers.

Here in Nelson Tasman, we’re seeing that regional strength play out through some exceptional recent results and overall market performance.

One of our standout sales this year was a record-setting Golden Bay estate, a great example of the Sotheby’s International Realty network in action.

Listing agent Karyn von Engelbrechten took it to a truly global audience, travelling from Spain to Singapore to meet offshore buyers.

The property was ultimately purchased by New Zealanders, showing the power of local expertise backed by an international brand.

Another highlight was 349 Trafalgar Square, a grand character villa beside the Nelson Cathedral Gardens, which sold ahead of deadline amid strong buyer competition - a clear sign of confidence in our premium heritage market.

These results aren’t one-offs as we can see in September’s sales data.

Nelson’s median price is up an impressive 9.1% year-on-year to $720,000, and Tasman up 4% to $780,000 - both well ahead of the national median.

The number of sales has also jumped remarkably with Nelson transactions up 32 percent on this time last year.

Tasman properties are really shining right now.

Take 196 Westdale Road, Redwood Bay. A striking modern architectural estate set against a natural estuarine backdrop. It’s luxury living at its best, with five bedrooms expansive open spaces, showpiece kitchen, a self-cleaning pool and many more impressive features.

And for those who prefer a more traditional, European feel , 201 Horton Road in Upper Moutere is a standout. Set within the Beulah Ridge enclave, this 450 sq m home offers classic elegance, with five bedrooms and sweeping views across the countryside to the sea and mountains.
