Hello and welcome to Perspectives Property Report.

I'm Greg Dennerly owner of New Zealand Sotheby's International Realty Auckland Eastern Bays.
Our award-winning office is located in St Heliers right on the beachfront with Rangitoto Island taking centre stage. 

Our territory includes some of Auckland's most loved coastal suburbs - Ōrākei, Mission Bay, Kohimarama, St Heliers and Glendowie - all connected by the Tamaki Drive walkway that runs along the coastline from the CBD to St Heliers.

It's one of the few areas in Auckland where the housing ladder runs all the way from first home to forever home. Here you’ll find luxury estates with gulf and city views beautiful beach houses ranging from classic bungalows to architect-designed contemporary homes plus family homes, townhouses and apartments all within walking distance of a beach and a good cafe.

It's a real community village on the edge of the city where people genuinely know their neighbours and that strength is reflected in the property market.

Nationally and globally there's no shortage of uncertainty right now with an upcoming election ongoing geopolitical tension and a cautious buyer mood in many parts of the country. But despite all of that May's REINZ data shows the market is holding steady with the national median sale price up 1.3% year on year and Auckland’s prices up 2.6% to just over a million dollars.

New Zealand property stats May 2026Here in the Eastern Bays the story is even more encouraging with all of our suburbs ranking in New Zealand's top twenty most expensive postcodes.

When you look at year-on-year movement the numbers are striking with St Heliers median sale price up 12% to $2,080,000 and Glendowie up 22% to $2,260,000. In a market that's being cautious in many places those are confident numbers.

One of the standout stories in our market right now is the growing interest from international buyers particularly through the AIP visa pathway. Our recent sale at 511 and 513 Riddell Road in Glendowie is a great example - a record-breaking result on price, secured with a buyer from Korea after the property had previously been listed with another agency without success.

We're also seeing real momentum in the development and project space . Cove at 34 Auckland Road, St Heliers is a compelling example. An exclusive collection of three full-floor luxury residences with expansive floorplans and breathtaking harbour views.
