Hello and welcome to this month’s Perspectives. I’m Jonathan Sissons, Managing Director at New Zealand Sotheby’s International Realty, Remuera.

As we pass the mid-point of the year, it’s an ideal time to take stock of the local property market. Across Auckland, and particularly here in Remuera, we’re seeing renewed confidence and increased activity at all levels.

One of the more talked-about updates recently has been the release of Auckland Council’s new capital values. While these figures often grab headlines, it’s important to keep them in context. CVs are not an exact science. They’re primarily used for rating purposes and don’t always reflect your property’s true market value. If you’re curious about what your home might be worth, we recommend getting in touch for a comparative market analysis, or we can connect you with a registered valuer for a formal assessment.

Another shift we’re seeing is in lending. Interest rates are becoming more competitive, with four major banks introducing criteria that make it easier for buyers to access finance. This is a welcome boost to market confidence.

From our Remuera office, we’re seeing increased buyer activity across all market segments. That includes first-home buyers and investors, as well as the high-end market, including properties in the $15 to $30 million range.

Some of the most extraordinary homes never hit the open market. These are known as off-market listings. They are exclusive opportunities reserved for qualified buyers. Behind the scenes, we’re working with several high-net-worth clients who are quietly offering exceptional properties. If you’re seeking something truly unique, we invite you to contact us in confidence.

Allow me to highlight some of the exceptional estates currently available:

9 Tohunga Crescent, a Parnell Gem with Panoramic Views
This beautifully renovated four-bedroom, three-bathroom home offers elegant living with uninterrupted views over Hobson Bay to Rangitoto. Multiple lounges, an entertainer’s kitchen, and expansive decks create the perfect family sanctuary. It’s for sale by a motivated offshore vendor.

201/20 Devore Street, St Heliers
One of only five residences in this boutique development, this 254sqm apartment offers full-floor privacy, designer interiors, and spectacular harbour views. All of this just steps from the beach and vibrant village life.

Some recent transactions worth mentioning include:

81 Arney Road, Remuera
A substantial family residence situated on one of Auckland's most esteemed streets. This home sold in just 18 days to an international buyer.

2/4 Logan Terrace, Parnell
A stylish townhouse positioned perfectly in Parnell. Sold in just 14 days after 46 groups viewed the property.

As always, whether you’re considering buying, selling, or simply seeking expert advice, our team at New Zealand Sotheby’s International Realty is here to help.

Thanks for joining us for this month’s Perspectives. We look forward to connecting with you soon.
