One of the largest and most established avocado orchards in the region spreads over 13.7800 ha and sports 700 trees, counting mature Hass, newly planted trees and pollinisers. The orchard backs the Raparapahoe stream gully and faces north west, spanning seven blocks planted in a neat grid pattern affording easy access around trees and between rows. There is a variety of tree ages with the first blocks planted 15 and 16 years ago, a further three blocks nine years ago and the most recent planted in 2016.

When these owners took over, the orchard was well maintained however, they had a plan to improve the health and fruit production of the trees. Intense remedial work over the last three years has seen extensive pruning, fertilizing and culling, adding pollinisers and planting new trees including one completely new block. At present there are around 450 harvestable trees with many more coming on stream, and the yield increasing as the trees regain their vitality. The orchard and house is served by a 300 foot bore on the property - that can draw up to 30,000 litres per day - and a load out area beside an old deer shed now used for orchard equipment and storage. Bee hives placed in at least three locations on the land enhance pollination.

The dwelling is a three-bedroom home with large open plan living opening to wide deck wrapping three sides. The sunny tree clad setting and bush views above the orchard allows scope to develop the home and site. That this is also prime kiwifruit land as evidenced by neighbouring orchards.
